Principals
Tom Kaplan
Principal
Tom founded Hamilton in 2005. He previously served as CFO of a publicly traded REIT and EVP for Capital Markets at a public real estate lender. Before that, he led principal investments at RBS Greenwich Capital and directed MBS trading at Credit Suisse First Boston. Tom graduated cum laude from Yale University.
Ethan Ard
Principal
Ethan joined Hamilton after careers in technology, consulting, and private equity. He spent seven years at Microsoft leading engineering teams, five years at McKinsey serving private equity clients, and three years as a Vice President at Innovatus Capital Partners. Ethan holds a BA from Harvard and an MBA from Michigan.
Property Management Team
Our property management subsidiary, Horizons Asset Management, handles all day-to-day operations. This team lives and breathes our properties—they know every building, every unit, and take pride in keeping everything in top condition.
J.T. Morrison
President, Horizons Asset Management
J.T. oversees all property management operations. He brings extensive experience from leadership roles at Woda Cooper Companies, T&R Properties, and Cardinal Group, where he focused on property condition, resident satisfaction, and hands-on operational improvement.
Johnny Hale
Director of Operations
Johnny has over 30 years of experience in multifamily maintenance and operations. He directs all maintenance activities across our portfolio, ensuring each property is well-maintained and every issue is addressed promptly and properly.
Nicole Scharf
Controller
Nicole leads accounting, finance, and human resources. She brings experience from ASR Group Holdings and Lifestyle Communities, where she built financial processes and managed reporting for property management operations.
