Tom Kaplan

Principal

Tom founded Hamilton in 2005, after an accomplished career as corporate executive and investment banker. He served as CFO of a publicly traded REIT (Amex: HCM) and as EVP for Capital Markets of a publicly traded real estate lender (NYSE: FMAX). Prior to becoming a corporate executive, he was the head of principal investments at RBS Greenwich Capital, and Director of Mortgage-Backed Securities Credit Trading at Credit Suisse First Boston. Tom graduated cum laude from Yale University with distinction in Economics.

Ethan Ard

Ethan Ard

Principal

Ethan joined Hamilton after a successful career as an investor, technologist and management consultant. He began his career at Microsoft, where he led engineering teams that built cloud computing services. After 7 years at Microsoft and his MBA at Michigan, he worked at McKinsey for 5 years, leading teams serving the private equity, insurance and banking industries. Then he was a Vice President at the private equity firm Innovatus Capital Partners for 3 years, before joining Hamilton as a principal. Ethan graduated from Harvard in 2000, with a BA in economics, and received an MBA from the University of Michigan in 2011.

J.T. Morrison

J.T. Morrison

President

J.T. Morrison is the president of Horizons Asset Management. He is responsible for all aspects of property management operations. His duties include oversight of property management staff and corporate staff; property performance and the physical condition of managed properties; financial performance of Horizons; and compliance with company policies and procedures.

Before joining Horizons, JT was Regional Manager at Woda Cooper Companies, where his duties included directing the day-to-day operations for affordable residential housing, working closely with onsite staff to improve curb appeal, office operations, maintenance operations, and inducing capital improvement projects. All to improve marketability of the communities and the residents' satisfaction.

Prior to Woda Cooper, he was Regional Manager at T&R Properties, where his duties included managing the long-term planning and day-to-day operations for residential and commercial properties in Ohio and Pennsylvania, working closely with onsite staff to develop and implement strategies to bolster occupancy, improve cash flow, cut outstanding receivables, and improve resident satisfaction.

Prior to that, he was District Manager at Cardinal Group Companies, where he directed maintenance and daily leasing operations, and grew NOI through strategic planning, concessions elimination, and hiring decisions.

Johnny Hale

Director of Operations

Johnny Hale is Director of Operations and Maintenance for Horizons Asset Management. Johnny has over 30 years of experience in the multifamily industry, where he has continuously developed and orchestrated protocols to improve operation of maintenance staff and vendors. His prior experience includes managing maintenance operations at Village Green, Foresite Realty and BH Management.

At Horizons, Johnny is responsible for directing all maintenance and facility structures, in coordination with property management, to maintain the safety of each environment as well as the integrity of each community.

Nicole Scharf

Controller

Nicole leads our accounting department and is responsible for all aspects of finance and human resources. Nicole's team is responsible for financial reporting, tax reporting, management reporting, cash management and human resources.

Prior to joining the team at Horizons, Nicole was the Assistant Controller at ASR Group Holdings, a tech start up. She was able to be a pivotal part in the accounting department by building the month end close processes, along with expanding the department from 3 individuals to 7. She worked closely with their foreign parent company to ensure that reporting requirements were met timely and accurately. She managed the accounting, payroll, reporting and audit.

Prior to that she was the Accounting Manager at Lifestyle Communities, a property management company. She started off by overhauling the month end close processes for their residential apartments. Her role was then elevated to oversee the month end process for not only the residential apartments, but also the restaurant, gym and real estate broker.

Nicole graduated from the University at Buffalo in 2011 with a Bachelor's degree in accounting.
